What to Expect

On first contacting CFP Architects, we will arrange an initial meeting with you to discuss the scope of the project, your requirements and your expectations for the completed work.

We believe that you should be in control of how the design process is managed and so we are happy to proceed flexibly on a stage by stage process covering

  • Feasibility studies, outlining initial design ideas

  • Initial budget costs

  • Advice on interior design, including space design

  • Advice on fixtures, fittings and colour schemes

  • Working up proposals to obtain approvals for Planning and Building Control

  • Providing drawings to enable works to be carried out

  • Compiling a tender package, tendering and seeing the job through on site

  • Project Management

It is up to each individual client to choose how they wish to use our services.

CFP treat all projects individually and work closely with the client to ensure that you are kept fully appraised and involved throughout the design process.

Fees are charged on an hourly basis or in line with the RIBA recommended fee scale. The terms of commission are normally decided by the size and complexity of the project and which is the most suitable for your needs.

CFP understand that clients need to have control over their budget, and so throughout the design/construction processes of the project, you are informed of the budget on a regular basis, highlighting any repercussions directly resulting from design/specification changes.

Should you use CFP's services after the initial discussions:

  • CFP will agree the fee arrangements and a commissioning document will be agreed setting out clearly the scope of the works you wish us to provide and the basis on which fees will be charged

  • A survey of your property will be carried out, covering the areas to be affected by the works

  • Using the survey drawings, sketch proposals will be produced for further discussion These will be the starting point from which ideas and a more detailed understanding of the project can be developed.

  • The next stage is to develop the project working closely with the client

  • The completed agreed drawings will be used to obtain any necessary permissions that are required

  • If required, we will also put together a tender package and send it out to a short list of vetted builders chosen in conjunction with the client

  • Once the tenders are returned and a successful contractor appointed, we will, if you wish, administer the project on site to its completion.
